Gwinnett County Down Payment Assistance – GA First Time Buyer or Not

There’s been plenty of media coverage around the $15,000 incentive available to buy real estate in the city of Atlanta, but nothing is ever heard about programs specifically for Gwinnett County. Well here’s good news for potential Gwinnett County Home Buyers.

Resources are also available in Gwinnett County to help both credit and income eligible GA first time home buyers and families moving up with the required 3.5 % down payment on a property being purchased for owner-occupancy.

Granted, some programs are available only to those who have not owned a property over the previous three years (i.e. first time home buyer), but others may be available to those who have been on title to home during that period. Georgia Dream – An interest and monthly-payment free second mortgage of up to $7,500 is available to help first-time home buyers to help with the 3.5% down payment typically required on an FHA Mortgage and closing costs. The program is available to households with slightly higher incomes and the maximum purchase price available is just over $252,000. HOMEStretch – Funding for this Gwinnett County-specific program is expected over the next few weeks. Upon funding, Gwinnett County first-time home buyers at 80% of the AMI may have access to an interest and monthly-payment free soft second mortgage that is forgiven over five years to help with their down payment and closing costs on the purchase of an inhabitable property built after 1977. Programs for Gwinnett County Families Moving Up

Gwinnett County NSP – The Gwinnett County Neighborhood Stabilization Program offers a soft second mortgage of up to $22,500 through participating lenders to help both first-time buyers and non-first-time buyers not on title to a property at the time of settlement with the purchase of certain renovated (often never occupied) properties available in Gwinnett County. Open to households with incomes at up to 120% of the AMI, this program may be just the right fit for those with higher incomes. HUD-Owned Homes at $100 Down – There are some very, very nice HUD-owned homes available in Gwinnett County in a variety of sizes and value prices, often in move-in condition. My fiance and I are looking to buy early next year. Both of us have credit issues but his credit is a lot better than mine. We are living in Gwinnett and would like to stay within Gwinnett County. We want to take full advantage of thr First Time Homeowners program but unsure which one is best for us. We make about 65k combined income and want to find something in our price range with little down. Right now we are renting and paying $900 a month which I rather spend on a house I will own. Please share any infor you have.
